Nimi Hills offers smart living option as Guzape’s urban growth accelerates

As Abuja’s urban sprawl continues its steady push beyond the traditional city centre, developers and investors alike are turning their gaze to Guzape, a district once seen as peripheral but now quickly transforming into one of the capital’s most promising real estate frontiers.

Within this evolving landscape is Nimi Hills, a newly unveiled smart and sustainable estate by Wisdom Kwati Smart City, aimed at offering a future-proof lifestyle model amidst Abuja’s growing population and housing demand.

Federal data from the National Bureau of Statistics (NBS) show that the Federal Capital Territory (FCT) population has grown by over 60 percent since 2006, with the highest rate of informal settlements occurring in the outskirts of the city, including Guzape, Kuje, Gwarinpa, and Kubwa.

In response, the administration of President Bola Ahmed Tinubu has identified housing and infrastructure expansion as critical national priorities. Initiatives such as the Renewed Hope Cities and Estates programme and the expansion of arterial road networks into Guzape, Karsana, and Katampe Extension are already opening up new corridors for development and residential mobility.

It is within this context that Nimi Hills is drawing attention not as another speculative land offering, but as part of a coordinated vision to reshape how estates are built and lived in—zoned, infrastructure-ready, and backed by what developers call “a digitally integrated planning framework.”

Chairman of Wisdom Kwati Group, Wisdom Kwati, said the shift in Abuja’s real estate conversation is long overdue.

“For too long, Abuja has focused on size and location without asking how livable or future-ready these spaces are. Nimi Hills is our answer to that. We are creating a city within a city, one that’s powered by clean infrastructure, digitally managed systems, and green zoning. It’s not just about selling plots; it’s about offering dignity in how people live and grow,” he stated.

The project, located in Guzape, benefits from its proximity to both the Abuja-Kubwa expressway and the Outer Northern Expressway (Murtala Mohammed Way), making it highly accessible to the central business district while retaining the calm of a suburban enclave.

Already, the Abuja Metropolitan Management Council (AMMC) has earmarked portions of Guzape for sustainable district development, with projects such as the Abuja Light Rail expansion and environmental re-greening campaigns set to improve transport and ecological balance in the area.

Chief Executive Officer (CEO) of Wisdom Kwati Smart City, Baba Ballah Yakubu, believes Nimi Hills represents the next phase of responsible urbanisation.

His words: “The Abuja of today cannot solve tomorrow’s housing needs. We designed Nimi Hills with Artificial Intelligence (AI)-based planning tools, integrated utilities, and enforceable zoning so that families, workers, and even small businesses can thrive in harmony. The estate will feature fiber optic cabling, solar-ready infrastructure, stormwater drainage, and designated green parks—features we believe should be standard, not luxury.”

In a city where developers have often taken shortcuts, resulting in unregulated housing clusters and unresolved land documentation issues, industry analysts say the arrival of better-planned estates is timely. A 2023 report by the Nigerian Institute of Town Planners warned that up to 35 percent of land transactions in the FCT occur without full planning consent, raising long-term risks for both investors and residents.

General Manager at Wisdom Kwati Smart City, Zara Kwati, noted that transparency and planning are top priorities.

“We have seen how rushed development can backfire, not just for investors, but for the entire city. Nimi Hills has a clear masterplan, full documentation, and a design that aligns with what Abuja must become: sustainable, smart, and inclusive. Our buyers know exactly what they’re getting—no ambiguity, no surprises,” the General Manager said.

For many residents in Abuja’s urban core, the appeal of emerging districts like Guzape lies in the promise of serenity without complete disconnection. As traffic congestion, cost of living, and rent pressures intensify in areas like Wuse, Garki, and Maitama, younger professionals and growing families are looking outward, searching not just for affordability, but for communities with foresight.

The growth of Nimi Hills may also point to a shift in investor mindset. While land flipping remains common, a new wave of buyers is increasingly seeking developments with proof of infrastructure, master planning, and long-term viability. With Abuja’s skyline continuing to stretch, it is not merely about owning space, but about investing in a livable future.
